Writing the Offer - Financial Considerations

It is standard practice in San Miguel to make a private contract with the sellers at the time your offer is accepted and you make your downpayment deposit. Usually 10% of the selling price. At this time, the terms of the closing will be agreed upon and the necessary paper work will begin. Here in Mexico this 10% deposit is used as a guarentee that you will buy the property. Should the buyer fail to perform, the 10% becomes a penalty and is forfited. If the seller fails to deliver the property, the seller will pay back the 10% deposit plus a penalty of 10% to the buyer.

Down Payment
In the private contract, we will include the down payment amount you will apply toward the purchase. Here in Mexico the downpayment goes directly to the seller.

We will also determine the value of the property - there are several ways to do that here in Mexico. Ask us and we will explain it to you.
